Lancaster County is really two counties wearing one name, and confusing them is the most expensive mistake made here. The northern panhandle, Indian Land and Van Wyck, is functionally a Charlotte suburb: new construction, medians past half a million, buyers who work in North Carolina. Thirty miles south the city of Lancaster is an old mill town with a median nearer $297,000 and housing stock to match. A single county median of around $421,000 is asked to describe both, and it describes neither. Administratively it is convenient. The Register of Deeds at 101 North Main Street and the Probate Court at 104 North Main sit across the road from one another, and the Delinquent Tax Collector is at 101 North Main as well. The delinquent tax sale is at none of them: it is held at the Springdale Recreation Center on South Plantation Road, on the ninth of November in 2026, with registration closing at noon on the sixth. The county publishes that date well ahead, which is worth knowing if you are behind, because you have more warning here than in most of the counties we buy in.

The three offices that decide your timeline

Deeds. Lancaster County Register of Deeds, 101 North Main Street, Lancaster, SC 29720. Every transfer of Lancaster County property is recorded here. Until it is recorded, it has not really happened.

Estates. Lancaster County Probate Court, Lancaster County Courthouse, 104 North Main Street, Lancaster, SC 29720. If the owner has died, this office appoints whoever has authority to sign. No appointment, no sale.

Delinquent taxes. The county's tax sale runs in November. If you are behind, that date sets your real deadline regardless of what anyone else tells you.

What the city of Lancaster market is actually doing

What slows sales down here

In our experience the three that recur in Lancaster County are an estate nobody has opened, a deed on record that is a generation out of date, and a house that will not pass an appraisal because of the roof or the septic. All three are survivable. All three take longer than people expect, which is why it is worth starting before you are under pressure.
